A 28,000-square-foot property in San Pedro that is currently home to a church and a surface parking lot could give way for a new small lot subdivision.

The proposed development, which would be located at 847-879 W. 10th Street, calls for razing the existing improvements to allow for the construction of 19 single-family residences.

The project was filed with a request for density bonus incentives, which would be granted exchange for setting aside one of the homes for very-low-income households. 

Though most commonly used for rental apartment buildings, there is a precedent for using density bonus incentives in small lot developments.  A 30-house project in Frogtown was entitled earlier this year with two homes set aside as affordable housing.

Property records list the site's owner as the entity 867 RR, LLC.
