Rebar cages and concrete now protrude above street level at 6240 Sunset Boulevard in Hollywood, where developer Essex Property Trust is now seven months into construction at its latest mixed-use complex.

Essex Hollywood, located next-door to the historic Earl Carroll Theatre, that will contain 200 rental apartments with 4,700 square feet of ground-floor retail space.  Plans also call for a fitness center, a sky deck, a swimming pool, and other amenities, as well as two basement parking levels.

TCA Architects is designing the podium-type building, which replaces a surface parking lot. The finished product will address its historic neighbor through a mid-block paseo that will provide pedestrian access to Sunset Boulevard in the north, Leland Avenue in the south, and the theatre to the east.

Essex hopes to complete construction by December 2019.

On the other side of the Earl Carroll Theatre, Houston-based developer Hanover Company has announced plans for a similar seven-story development that would feature 270 apartments over street-level retail space.

Opposite Sunset Boulevard, Miami-based Crescent Heights is planning twin high-rise towers on a parking lot behind the Hollywood Palladium.
