At the intersection of Avenue of the Stars and Constellation Boulevard in Century City, steel framing is now rising for the neighborhood's first office tower in more than 15 years.

Century City Center, which is being built by Chicago-based JMB Realty at 1950 S. Avenue of the Stars, will stand 37 stories at completion and feature 730,000 square feet of offices above parking, retail space, and two acres of gardens and courtyards.

While the overall office market has faced well-documented troubles in the wake of the global pandemic, Century City Center has thus far been immune to those difficulties. In 2022, talent agency CAA announced plans to anchor the new complex, moving its headquarters into 400,000 square feet of space from neighboring 2000 Avenue of the Stars. Last year, it was reported that Clearlake Capital has agreed to pre-lease 150,000 square feet of space within the building, accounting for its top eight floors. Those two tenants would occupy more than 75 percent of the total floor area.

Johnson Fain is designing the roughly 564-foot-tall building, which will have a glass exterior and a sculpted roofline.

The project has previously been slated for completion in 2026, which would roughly coincide with the debut of the adjacent Century City subway station.

While Century City Center may be the first office tower seen in the neighborhood in more than a decade, it may not be the last. As part of an overhaul of its historic studio lot, Fox Corp. recently announced plans for a speculative 35-story office tower a short walk to the south along Avenue of the Stars.

JMB Realty has sought to build on the site at 1950 Avenue of the Stars since 2005, when the Chicago-based firm first initiated plans for high-rise condominium complex. After securing approvals, the company pivoted toward the now under-construction plan for an office tower in 2011, only to later revert to its original residential plan in 2018. Then, after starting foundation work on the property in 2019, JMB once again reversed course, settling on the office tower.
