In September 2022, Bardas Investment Group and Bain Capital Real Estate unveiled plans to redevelop the Television Center campus in Hollywood with new offices and production facilities. More than two years later, the $600-million project is taking a key step forward in the approval process, with the start of its environmental review process.

The project at 6311 W. Romaine Street, per an initial study published by the Planning Department, would span across roughly 6.4 acres of land with frontage on Santa Monica Boulevard, Cahuenga Boulevard, and Cole Avenue. Plans call for the new construction of more than 450,000 square feet of soundstages, offices, ground-floor commercial space, and parking for 1,110 vehicles, as well as the renovation of nearly 110,000 square feet of existing facilities - including the former Technicolor Motion Picture Corporation Building.

The site is split into two halves, a north block which would see just over 280,000 square feet of development, including a new seven-story office building and parking facilities. A south block would see just under 280,000 square feet of construction, consisting of two soundstage buildings (containing two production studios each), two new office buildings, and a garage.

Rios is designing the studio complex, which would see new buildings rising up to 103 feet in height, and ground-floor activation through approximately 5,000 square feet of retail and restaurant space fronting Santa Monica and Cahuenga Boulevards.

Pending approvals, including a zone change and height district change, construction of the Television Center project is expected to kick off in 2025 and conclude by 2028.

The project is the latest investments from Bain and Bardas, which formed a joint venture in 2019 to pursue new office and production facilities catering to content creation. The project between the two firms, slated to go before the City Council for approval in the near future, would create 350,000 square feet of offices, as well as soundstages and retail, at the former site of a Sears department store at 5601 Santa Monica Boulevard in Hollywood.

On its own, Bardas has also invested heavily in a series of infill office projects across the Hollywood neighborhood, including new projects planned or under construction on Cahuenga Boulevard, Fountain Avenue, and Melrose Avenue.
