Construction is underway for a residential-retail development in the Fairfax district, according to a representative of general contractor Wilshire Construct LP.

The three-story development, located at the northeast corner of Melrose and Spaulding Avenues, will contain 24 studio, one-, and two-bedroom apartments atop 5,325 square feet of ground-floor retail space and two levels of subterranean parking.  Project applicant, an entity called 7673 Melrose Ave, LLC, will set aside two units as affordable housing in exchange for Transit Oriented Communities incentives.

Lahmon Architects is designing the low-rise building, which will have a curved exterior and a "smooth and wavy skin."  Plans call for a large rooftop amenity deck.

Completion is anticipated in approximately 16 months, according to Wilshire Construction.

One block west of the project site, a small segment of Stanley Avenue is slated to be closed to create a pedestrian plaza.
