A five-acre industrial property in Gardena is slated for redevelopment with a combination of housing and retail space.

The property, located near the northeast corner of Rosecrans and Van Ness Avenues, is now being cleared of its former occupants - an office building and a former automotive repair business.  Plans approved earlier this year by the City of Gardena call for replacing these uses with a new development consisting of 105 for-sale homes and approximately 5,000 square feet of commercial uses.

According to a notice distributed by the City of Gardena, all of the proposed buildings will stand three stories in height, consisting of 14 live/work units, 50 attached condominiums, and 41 detached units.

The mix of three-to-five-bedroom units will range in size from 1,690 square feet to 2,505 square feet, according to the website of investor Borstein Enterprises.  The townhomes will be gated from the surrounding street.

The project, called Rosecrans Place, is being developed by Gardena-based G3 Urban.  The company previously completed a similar townhome complex less than one block south on Van Ness Avenue.
