The southern edge of Beverly Hills is poised for some more height, based on development applications filed with the city in the second half of March.

Owners of three properties at the intersection of Olympic Boulevard and Beverly Drive are now seeking entitlements to redevelop commercial properties with mixed-use buildings combing housing above street-level retail space. The three projects, if completed would create a combined total of more than 200 residential units in a series of mid-rise structures.

On the south side of the street at 9430 W. Olympic Boulevard, a three-story, approximately 23,000-square-foot office building completed in the late 1980s is poised to make way for a new 10-story structure featuring 45 residential units and ground-floor commercial space.

City records list the property owner and applicant as Fisch Properties, a Beverly Hills-based management and development firm which owns commercial and residential buildings across the Los Angeles region.

North across the street at 9441 W. Olympic Boulevard, a similar 28,000-square-foot building completed in the 1940s is also up for redevelopment. A preliminary application calls for a 10-story mixed-use building with 63 residential units on its upper floors.

As with the neighbor to the south, Fisch Properties is both property owner and applicant for the project.

The third project, which would on a site now occupied by a Pavilions grocery store at 9467 W. Olympic Boulevard, would be slightly shorter in stature, but also provide more housing than its two neighbors combined. Plans call for an eight-story mixed-use development featuring 110 residential units on its upper floors. Although the exact type of commercial use plan for the building is not specified in a brief project description, it is rumored that plans call for grocery-anchored retail to replace the existing Pavilions.

City records list Moshe and Laura Aflalo and the Aflalo Family Trust as the applicant behind the project.
