Multifamily housing could replace a pair of early 20th century dwellings in Harvard Heights, according to plans submitted recently to the City of Los Angeles.
The proposed development, slated for a property at 3051-3055 W. 12th Street, calls for the construction of a five-story edifice featuring 35 apartments above a semi-subterranean parking garage.
Requested entitlements for the project include Transit Oriented Communities incentives allowing for increased density and height beyond the levels allowed by the property's zoning, as well as reductions to required open space and setbacks. In exchange, the project would set aside four apartments as deed-restricted affordable housing.
Andmore Partners is designing the proposed apartment building, which is depicted as a contemporary low-rise structure clad with metal panels and smooth finish stucco.
City records list the project applicant as the Yorba Linda-based entity Twlth Ktwn, LLC.
The development site is located two blocks north of the intersection of Western Avenue and Pico Boulevard, where a mixed-use project featuring housing and ground-floor retail is now under construction.
