A draft environmental impact report published by the Los Angeles Department of City Planning has unveiled new renderings for 6250 Sunset Boulevard, a low-rise mixed-use development proposed by Essex Property Trust.

The project, slated for an approximately 1.5-acre parking lot next to the Earl Carroll Theatre, would consist of a seven-story building with 200 apartments and 4,700 square feet of ground-floor retail and restaurant space.  Plans call for numerous on-site amenities, including a 316-car garage, a swimming pool, a fitness center and a rooftop deck.

Designs for 6250 Sunset come from Harley Ellis Devereaux, the Michigan-based architecture firm which has recently worked on numerous mixed-use developments in Southern California.  Their design for Essex Property Trust's low-rise development calls for a variety of high-quality exterior finishes, including fiber cement paneling, anodized aluminum, terra cotta and smooth finish plaster.

The proposed development also calls for the retention and preservation of the Earl Carroll Theatre, a 1930s structure which currently houses the West Coast operations of the television network Nickelodeon.  The historic theatre would be linked to the new residential-retail complex by a ground-floor paseo, running north-to-south between Sunset Boulevard and Leland Way

Groundbreaking for the project is anticipated to occur in the fourth quarter of 2015, followed by an approximately two-year construction timeline.  6250 Sunset is the latest in a recent series of  film and television studios seeking to capitalize on their underutilized real estate .  Large scale office and residential projects are already under construction nearby at Columbia Square and Sunset Bronson Studios, while a high-rise complex is currently in the planning stages for the parking lots of the Hollywood Palladium.

Small Lot Homes to Replace Triplex in Silver Lake

The development site is located just south of Fountain Avenue.

A series of early 20th century buildings in Silver Lake could make way for a new development of small lot homes.

The project, filed earlier this week with the City of Los Angeles, would replace a triplex at 1756-1762 Griffith Park Boulevard with 12 single-family residences.
