American Campus Communities' proposal to construct a new student apartment building at USC's Health Sciences Campus will go before the Los Angeles City Planning Commission this week.

The project site, located at 1630 N. San Pablo Streets, is slated for the construction of a six-story, 95-unit graduate student apartments and 10,000 square feet of ground-floor commercial space.  The podium-type building would feature four-bedroom suites - containing a combined total of 272 student beds - with central kitchens and shared bathrooms.

KTGY Architecture + Planning is designing the new development, which will incorporate 3,500 square feet of common lounge and study rooms, in addition to amenities such as a rooftop sky deck and a central courtyard.  According to KTGY, 157 parking spaces will be provided for the new development in an existing off-site garage.

The project is the second phase of a student housing development by American Campus Communities, following a nearby five-story, 177-unit building on Alcazar Street.

A staff report to the Planning Commission recommends that the San Pablo development receive approval.  The developer has previously announced plans to begin construction in late 2018, with the goal of opening the building by late 2020.

Both of ACA's student housing buildings will soon be followed by a 200-room Hyatt House hotel, which is planned for a neighboring site at the intersection of Alcazar and San Pablo.
