A few blocks north of the USC campus, the wrapping is starting to come off at the latest mixed-use development from Amplify Development Co. and Core Spaces in in University Park.

The project at 2722 S. Figueroa Street, named  Hub LA Figueroa, consists of a seven-story building that will contain 157 studio, one, two-, three-, four-, and five-bedroom apartments above 5,128 square feet of ground-floor retail and a semi-subterranean parking garage.

Entitlements for the apartment complex include Transit Oriented Communities incentives, permitting a larger development than zoning rules would otherwise allow. In exchange 18 of the new apartments are to be set aside for rent as deed-restricted very low-income housing. Additionally, the developers agreed to voluntarily set aside seven apartments  as workforce housing.

Antunovich & Associates is designing the Hub development, which closely resembles the concept depicted in renderings. Plans call for numerous residential amenities within the building's interior, as well as on its rooftop.

The Hub apartments are rising just over one mile north of the intersection of Figueroa and 38th Street, where the same project team built a similar mixed-use complex featuring 79 apartments above 10,000 square feet of ground-floor retail space. Both are intended to cater to students at nearby USC.

While those are the two latest and largest mixed-use buildings to rise on this stretch of Figueroa, an even bigger project is on the way. Earlier this year, CA Ventures initiated plans to build up to 418 apartments on the back half of the Felix Chevrolet site at 3100 S. Figueroa Street.
