Directly across the street from Sony Pictures Studios, wood framing is rising at the site of a new mixed-use apartment complex from Hong Kong-based real estate development firm Guo Rui Group in Palms.

Located at 10375 Washington Boulevard - or the northeast corner of Washington and Motor Avenue - the finished building will stand seven stories in height and feature 139 studio, one-, and two-bedroom apartments above approximately 2,000 square feet of ground-floor retail space. Plans also call for parking for 140 vehicles.

Project entitlements include Transit Oriented Communities incentives, allowing Guo Rui Group to build a larger structure than otherwise permitted by local zoning rules. In exchange for the incentives, the developer is required to set aside 14 apartments as deed-restricted affordable housing at the extremely low-income level.

Kevin Tsai Architecture is designing 10375 Washington, which is depicted in renderings as a contemporary low-rise structure with a U-shaped footprint wrapping a podium-level courtyard. Other open spaces would be provided through a series of setbacks and terrace decks.

At the time the project broke ground in late 2021, construction was expected to be completed over a roughly two-year period.

If you happen to be passing by the intersection of Washington and Motor and think you're seeing double - you're not mistaken. Directly across the street from Guo Rui Group, California Landmark Group is also in construction at 10401 Washington Boulevard, where the City of Los Angeles has approved an eight-story building that will contain 112 apartments - including 15 extremely low-income affordable units - above additional 2,000 square feet of ground-floor commercial space.

Additional development is planned to the east on Washington Boulevard, where Beverly Hills-based Mapleton Properties is planning a multi-phase project with more than 200 apartments.
