Plans have been filed to construct a mixed-use apartment complex on Overland Avenue, the latest in a string of recent developments slated for Palms.

The project site, which spans three lots at 3547-3555 Overland, calls for replacing two small commercial and residential buildings with a six-story edifice featuring 64 residential units - including six set aside as affordable housing - with 1,395 square feet of ground-floor retail space and parking for 69 vehicles.

Oakmont Capital is listed as the developer of the project, which would be their fourth in the Palms area.

The applicant's' requested entitlements include Transit Oriented Communities affordable housing incentives, including relief from transitional height requirements and reductions to code-required side and rear setbacks.

Three similar projects are also in the works for the surrounding stretch of Overland Avenue, including a 119-unit building slated for properties just south at 3585 Overland.
