An initial study published today by the Los Angeles Department of City Planning has unveiled details for Hudson Pacific Properties' proposed expansion at Sunset Gower Studios in Hollywood.

The "Sunset Gower Studios Enhancement Plan," which was submitted to the City in Late 2017, calls for demolishing approximately 160,000 square feet of existing floor area across the 16.5-acre property, as well as the preservation of historic structures.  This would be followed by the construction of three new office buildings, one of which could rise up to 300 feet in height.  At completion, the project would result in a net 467,000 square feet of new office and production space on the campus, as well as parking for up to 1,335 vehicles.

The highlight of the proposed development - an 18-story, 478,000-square-foot office tower - would rise just west of the Sunset Gower's main entrance along Sunset Boulevard.  Although no renderings are provided, the Gensler-designed project is described as featuring sawtooth windows, glass curtain walls, and exposed black steel beams.  A site plan suggests that a pedestrian entrance would be located off of the tower's main street frontage on Sunset.

A pair of mid-rise office buildings- standing five and six stories in height - would rise towards the center of the property, creating a combined total of 147,000 square feet of creative office and production space.  These would feature steel-frame windows, curtain walls, textured concrete, polycarbonate panels and exposed black steel beams.

Parking would be provided within new subterranean facilities beneath the new office buildings, as well as in a proposed standalone-garage at the southeast corner of the Sunset Gower campus.

Plans also call for new paseos, plazas, courtyards, roof gardens and terraces to provide green space throughout the property.

Construction of the Sunset Gower project is expected to occur in phases, with completion scheduled for 2028.  Prior to the proposed "enhancement plan," the most recent addition to the property was a new office building at 6040 Sunset Boulevard which opened in 2008.

The proposed development follows Hudson Pacific Properties recent upgrade of nearby Sunset Bronson Studios, which has already seen the addition of a 14-story office tower on campus - now fully leased by Netflix - as well as the ongoing construction of a 13-story building across Sunset Boulevard.

Four-Story Development Tops Out at 1st & Fairfax

The project includes 45 apartments and ground-floor retail space.

The wood-and-concrete frame of a small mixed-use development near The Grove is now complete. The four-story development, which comes from local real estate firm Conroy Commercial, replaces an auto body repair shop at 1st Street and Fairfax Avenue.  City records indicate the building will feature 45 residential units atop 1,258 square feet of ground-floor commercial space above a basement parking garage. Ovalle Architects, a Long Beach-based firm, designed the contemporary low-rise structure.
