The Bellwood, slated for a 2.2-acre property at 10330 Bellwood Avenue, calls for redeveloping three existing buildings - totaling 112 apartments - with a multi-story structure featuring 192 independent, assisted living, and memory care units. Plans also call for common dining areas, an indoor pool and spa, activity rooms, supportive services for residents, and 140 parking stalls on two basement levels.
Rios Clementi Hale Studios and VTBS Architects are designing the project, which would front Bellwood Avenue with a six-story face, but pare down in height toward the adjoining residential neighborhood to the south. The tiered roof heights would be used to create landscaped terrace decks, providing open spaces for residents.
Construction of The Bellwood is anticipated to occur over approximately two years, starting in 2021 and concluding in 2023.
According to a project announcement issued last year, South Bay Partners is working with several educational institutions on the project, including USC's Leonard Davis School for Gerontology. The average resident of The Bellwood is anticipated to be 83 years of age.
