The Los Angeles City Planning Commission is scheduled to review a pair of proposed multifamily residential developments in Koreatown at its meetings next week.
The two projects, which come from local developer CGI, would replace a handful of small apartment buildings at 839-851 S. Fedora Street and 826-840 S. Mariposa Avenue with a pair of seven-story buildings containing 173 residential units.
The smaller of the two buildings, slated for Fedora Street, would contain 75 studio, one-, and two-bedroom apartments, in addition to amenities such as a gym, a roof deck, and a courtyard. Plans also call for 75 automobile parking spaces at grade and on two basement levels.
The larger building on Mariposa would offer 98 dwelling units - also in a mix of studio, one-, and two-bedroom layouts. Other project components would include a gym, a rear yard, a roof deck, and two levels of subterranean parking for 98 vehicles.
A total of 19 units of affordable housing, priced at the very-low-income level, would be provided between the Fedora and Mariposa Buildings. This would more than offset the existing 16 units which currently occupy the development sites.
KFA Architecture is designing both projects, which would be clad with a brick facade on its lower levels, with metal panels and plaster on its upper levels. Both buildings would set back its upper floors from the street, and not show visible parking at-grade.
A staff report by the Planning Department recommends approval for both the Mariposa and Fedora buildings.
CGI, which is based out of Woodland Hills, has previously built the 60-unit KODO apartments at the eastern edge of Koreatown, and is in the midst of construction for a seven-story, 121-unit project at Mariposa and 3rd Street.
