The project, slated for a .81-acre site at the northeast corner of Olympic Boulevard and Manhattan Place, would replace a small office building and an adjoining parking lot. Plans call for the construction of a seven-story building containing 118 studio, one-, two-, and three-bedroom apartments above nearly 6,200 square feet of ground-floor retail space and parking for 77 vehicles.
Developer Jamison Services, Inc. is seeking entitlements for the project using Transit Oriented Communities incentives, allowing for increased height and reductions to required side-yard setbacks. In exchange, a total of 12 apartments would be reserved for rent by extremely low-income households.
MVE + Partners is designing the building, which would consist of five levels of wood-frame construction above a concrete base. Architectural plans show a contemporary look, with amenity decks placed at the podium and roof levels.
Jamison Services, which is one of the most prolific developers of multifamily housing in Koreatown, is also seeking approvals for a similar development on the opposite side of Manhattan Place. Both properties were previously entitled for the construction of smaller apartment buildings by a Canadian real estate investment firm.
