An Eric Owen Moss-designed creative office complex continues to take shape in the Hayden Tract.

The project, which comes from Samitaur Constructs, is located on the Baldwin Hills-Culver City border at 5860 Jefferson Boulevard.  The warehouse-style building, standing just one story with a mezzanine level, will offer 0ver 50,000 square feet of rentable space.

EOM Architects designed the building with a metal exterior, permeated through skylights and bifold "door-in-roof walls" opening to a landscaped atrium.

Moss and Samitaur have plans for an even larger office complex - a 17-story tower - just north at La Cienega Boulevard.

The project is part of the city's Gateway District.

The Laguna Niguel Planning Commission has approved a mixed-use development near the city's Metrolink Station.  The joint venture between Blackwood Real Estate and Walbern, located near the intersection of Crown Valley Parkway and Forbes Road, will consist of 100 two- and three-bedroom apartments in a seven-story building.  Plans also call for 2,700 square feet of ground-floor retail space, as well as a pool courtyard, a fitness center, a private garden, and a sky deck.
